PAS 9980 Appraisals

After the Grenfell Tower fire in 2017, the urgency for fire safety reform resulted in major changes in the law. Such changes included in the passing of The Fire Safety Act 2021 and the introduction of PAS 9980. 

PAS 9980 is a new code of practice that was specifically developed for qualified fire engineers undertaking a Fire Risk Appraisal of External Walls (FRAEW). What is PAS 9980 and FRAEW?

PAS 9980 is a methodology that was published by The British Standards Institution (BSI) in January 2022. It provides guidance for qualified fire professionals in reducing the risk of fire spreading through external walls and cladding systems on existing buildings.

The PAS 9980 methodology sets out a five-step process and provides fire safety experts the tools to carry out a FRAEW assessment. Essentially, it allows the qualified fire professional to identify the overall fire risk factors of a building and provide mitigation steps to help improve the risk rating.

It’s important to note that it is a legal requirement under the Fire Safety Act 2021 for building owners to assess the fire risk of their external wall systems with a FRAEW assessment that has been conducted in accordance with the methodology set out in PAS 9980.
